CBH Homes Shows Radiance: 6,800 Homes Planned Across I-84 From Micron

Article

BOISE — CBH Homes has shown neighbors its plan for Radiance, which could become one of the largest housing developments ever proposed in Ada County. The plan calls for more than 6,800 homes on about 1,200 acres just across Interstate 84 from Micron’s growing Boise campus, according to BoiseDev (Oct. 5, 2026).

BoiseDev reports the plan was shown at a neighborhood meeting on Oct. 1 in a Boise junior high school gym. It would hold more than twice as many homes as Harris Ranch and rival the size of Avimor, which has more than 8,000 units planned. A public notice lists Bailey Engineering and Trilogy Development as hosts of the Oct. 1 session at Les Bois Junior High.

3,782 houses and 3,050 apartments

Maps shown at the meeting break the plan into high-, medium-high-, medium-low- and low-density areas. In total, BoiseDev counts 3,782 single-family homes and 3,050 apartments. The land is split into four areas called Summit Radiance, Horizon Radiance, Sunrise Radiance and Daybreak Radiance.

Road work shown with the plan includes rebuilding and widening Eisenman Road to the nearby interchange and extending Lake Hazel Road across the railroad tracks, according to BoiseDev’s report. BoiseDev’s Oct. 9 follow-up says commercial areas, including a grocery store site, plus schools, parks and nature trails are also planned.

County land, not a Boise annexation — and no application yet

Radiance is set to stay under Ada County jurisdiction instead of asking to be annexed into the City of Boise. The project does not yet have an official application in with Ada County. An application and a full approval process must come first before anything could be built.

Why it matters: homes near the jobs

Radiance sits next to the biggest jobs story in the valley. Micron says its two new Boise fabs are expected to create more than 17,000 jobs, according to the company’s Idaho expansion page. Micron expects first wafer output from its first new Boise fab in mid-2027 and from the second in late 2028, Idaho News reported Oct. 2, 2026.

Radiance is also part of a bigger shift. BoiseDev counts more than 10,000 homes planned between Micron and Mountain Home, including Mayfield Springs, which is under construction with about 2,325 homes planned at buildout.
