The Highline in Nampa: Thompson Thrift Starts Work on 300 Apartments at East Ranch

Article
NAMPA — The Highline, a 300-unit luxury apartment community in Nampa, Idaho, is now under construction. Developer Thompson Thrift announced the start of work on Sept. 30, 2026, and says the first residents are expected in early 2028.
The Highline sits inside East Ranch, a master-planned, mixed-use community in northwest Nampa. Thompson Thrift lists the site at the northeast corner of North Middleton Road and Cherry Lane, less than one mile from Interstate 84.
What The Highline will include
The community will offer one-, two- and three-bedroom apartments with private entrances, averaging about 1,100 square feet. According to the developer, homes will have quartz countertops, stainless-steel appliances, hardwood-style flooring, full-size washers and dryers, walk-in closets and smart-home technology. Detached garages, patios, balconies and private yards will also be available.
Shared amenities are planned to include a 24-hour fitness center, a heated swimming pool and a lap pool, courtyards with fire pits and grilling areas, outdoor games and a pickleball court. A 24-hour social hub will have billiards and shuffleboard, focus rooms and conference space, plus bike storage, two dog parks and a pet spa.
East Ranch and the I-84 corridor
Thompson Thrift describes East Ranch as a mix of single-family homes and flex industrial space with retail woven in, meant to be walkable. Multi-Housing News reports East Ranch covers 134 acres, about 18 miles west of downtown Boise.
"Nampa continues to distinguish itself as one of the most compelling markets in the Boise metro, supported by sustained population growth, expanding employment opportunities and strong regional connectivity," said Bo Chapman, senior vice president of Thompson Thrift Residential, in the company's announcement.
Thompson Thrift's second Nampa community
The Highline is Thompson Thrift's second apartment development in Nampa. Its first in Idaho, The Logan, is a 264-unit community about a mile away. It welcomed its first residents in November 2025 and finished construction in June 2026, the company said.
The project is funded with equity from the Thompson Thrift 2026 Multifamily Development, LP. The Idaho Press also covered the announcement.
