  • Location: Premier 55 plus gated community in Northwest Coeur d’Alene, close to shopping, gyms, and 40 minutes from Spokane Airport.
  • Home Features: Twin Homes ranging from 1,500 to 1,800 sq. ft., with two to three bedrooms priced between $565,000 to $630,000.
  • Amenities: Walking paths, community garden, and a secure gated entrance.
  • Construction Quality: Homes built on a slab for energy efficiency, featuring durable Hardie plank siding and gutters.

Having just sold a home in a new construction neighborhood in Coeur d’Alene, it was important for me to share its features with you. A tour of this 55 plus gated community is presented, showcasing why it might be the perfect place to call home.

The community featured today is Delcardo Estates, Coeur d’Alene’s premier 55 plus gated community located in Northwest Coeur d’Alene, conveniently south of Prairie on the east side of Atlas Road. This location offers plenty of nearby shopping, coffee shops, gyms, and is just about 40 minutes from Spokane Airport and around 15 minutes to downtown Coeur d’Alene. The Riverstone shopping area is a mere 10 minutes away.

Homes in this neighborhood range from 1,500 to 1,800 square feet, featuring two to three bedrooms, with prices ranging from $565,000 to $630,000. These Twin Homes are unique, consisting of two identical but separate homes on individual lots with a shared central wall. Each home has its own entrance and utility connections. Ideal for those looking for a low-maintenance lifestyle, the lot sizes are small at just 0.12 acres, and the homes offer fully landscaped areas and finished two-car garages.

Amenities include walking paths, a community garden, and a gated entrance for added security. There are various floor plans to choose from, but these homes are selling quickly, so it’s best to keep an eye on what’s being built and jump on a floor plan you like as soon as it becomes available. There are 42 lots in the subdivision, and about half have already sold.

One standout feature of these homes is that they are built on a slab, eliminating the hassle of crawl spaces, which can often lead to unwanted issues. This design makes for more efficient heating and cooling, keeping your home comfortable and energy-efficient. Durable Hardie plank siding and included gutters are additional bonuses not found in many new constructions.

Inside, you can expect upgraded interior trim packages, quartz countertops throughout, and thoughtful details such as full-height kitchen backsplashes and tile surrounds in the bathrooms. Luxury vinyl plank flooring extends into the bathrooms, and the homes come equipped with soft-close cabinets, GE appliances, and even a white vinyl fence for added privacy in the backyard—features that many builders don’t include.

The construction quality of the twin home adjoining wall is designed specifically to ensure privacy and safety between homes. A homeowner’s association (HOA) covers the gated community and common spaces for $1,500 a year.
