EMMETT — Walmart is planning its first store in Emmett, Idaho, as the anchor of Longhorn Station, a Highway 16 commercial development from Boise-based Rocky Mountain Companies at Emmett's main entrance near East 12th Street. BoiseDev reported that Walmart recently bought nearly 20 acres between Highway 16 and 12th Street for a supercenter-style store, just down the road from Albertsons, and the Idaho Press and Messenger-Index followed up on Oct. 27, 2026, with a conceptual site rendering from the developer.

What's planned at Longhorn Station

According to BoiseDev, Rocky Mountain Companies Director of Operations Camille Lothrop said Walmart also plans to build a fuel station on the site. Longhorn Station already has plans for a Washington Trust Bank and a Cobblestone Car Wash, with other pads set aside for retail businesses.

The developer's Longhorn Station listing markets the pads at Highway 16 and E. 12th Street as zoned C — Commercial and available by ground lease or build-to-suit, and lists Walmart, Washington Trust Bank, a car wash, coffee, and oil and lube as co-tenants. Its project flyer shows 12 lots, with Washington Trust Bank on Lot 7, letters of intent on several other pads, and Walmart on Lot 12 along the highway.

Phases, Foxfire Road, and a new signal

Rocky Mountain Companies says Phase 1, Lots 1 through 7, is delivered and ready for development. Phase 2, Lots 8 through 12, is listed for delivery in the fourth quarter of 2027 along with a new traffic signal on Highway 16. The company's Longhorn Acres project page says it bought about 11 acres there in 2023 and subdivided them with the City of Emmett into approved parcels, with site work that included rerouting irrigation canals, stubbing utilities to each pad, landscaping along Highway 16, and installing a shared drive aisle.

Lothrop told BoiseDev that Walmart's arrival kicks off Phase 2, which includes a new road, Foxfire Road, that will eventually run between 12th Street and Highway 16. The first 300 feet of Foxfire Road will be built with Longhorn Station, and the property owners to the north will extend it to 12th Street as they develop their land. BoiseDev reported the new signal will go in at Highway 16 and Foxfire Road; the developer's marketing materials describe it as connecting Highway 16 and 12th Avenue.

Why it matters for Emmett and Gem County

This would be the first Walmart in Emmett and in Gem County. BoiseDev noted the next closest Walmart is in north Meridian off Ten Mile Road, and the Idaho Press reported Walmart currently operates 27 stores across Idaho. Emmett currently has an Albertsons, a Grocery Outlet, a Bi-Mart and several local stores and markets, according to BoiseDev.

No opening date for the Emmett Walmart has been confirmed.
