Last weekend, I had the opportunity to visit the Hollis Woods community, where homes cater to a range of price points. Located at the corner of Wyoming and Meyer Roads, Hollis Woods is conveniently situated just north of Prairie and south of the main Rathdrum area.
While exploring the neighborhood, I noticed that many homes are pre-sold, and current inventory might be limited, but I’ll confirm with the agent for updates on available listings. For those considering a single-level home, one particular model caught my client’s eye, priced just under $500,000 at $489,000.
Hollis Woods is currently offering some enticing incentives:
When considering the location, it’s important to note that some homes back up to a railroad track. While we couldn’t get a definitive answer on train frequency, I’ll be researching further to provide potential buyers with the information they need.
Here’s a quick look at Hollis Woods through my dash cam footage. You’ll see that there aren’t many completed homes yet, as the entire phase is still in development, but the community holds great promise for new residents.
Next on our tour is the Westwood Pines neighborhood, also located in Rathdrum but built by Viking Homes. This area features a variety of floor plans, from cozy single-level homes starting around 1,300 square feet up to spacious two-story options exceeding 3,000 square feet.
Westwood Pines is conveniently located just east of the main drag in Rathdrum, not far from Lakeland High School, making it a popular choice for families. The lot sizes typically range from 7,400 square feet (approximately 0.17 acres), allowing for ample backyard space.
Currently, homes in Westwood Pines are priced between the mid-$400,000s to the low $600,000s. One of the advantages of this community is that Viking Homes allows pre-sales, meaning buyers can select their floor plan and lot to create the home of their dreams.
Having personally purchased a Viking home when I first moved to the area, I can attest to the solid build quality and attention to detail they offer.
Both Hollis Woods and Westwood Pines are centrally located, providing easy access to the amenities of Rathdrum, Hayden, and Post Falls. Residents can enjoy local restaurants, community events, and outdoor activities that make this area feel like home.
