I recently spoke with Brandon, a seasoned home inspector from Elite Inspections, who shared his unique insights on the differences between houses in Idaho and those in neighboring states. With over thirteen years of experience, Brandon provides invaluable advice for home shoppers.

Making the Move to Idaho

Brandon moved from Federal Way, Washington to Idaho in 2019. He shared that one of the main reasons for their relocation was a desire for a slower-paced, more family-oriented lifestyle. Reflecting on his experience, he remarked, “We found a home that we love in a great neighborhood,” where his children enjoy outdoor activities, reminiscent of the idyllic Idaho life that many seek.

As a newcomer to Idaho, I can relate to the unique charm of Idaho Falls. The slower rhythm of life, coupled with an abundance of outdoor activities and a strong sense of community, makes it a desirable destination for many families.

Key Differences in Home Inspections

Brandon highlighted some stark contrasts between homes in Washington and those in Idaho. For instance, many Idaho homes don’t feature gutters—a point that initially surprised him as a home inspector. Given Idaho’s high desert climate, homeowners need to consider how rainwater is managed around their homes.

Another notable difference is the prevalence of finished basements in Idaho. According to Brandon, houses in Washington often come with crawl spaces due to deeper foundations, while homes in Idaho often utilize basements, which can provide valuable extra living space.

Home Inspection Insights

One critical takeaway from my conversation with Brandon was the importance of home inspections for newcomers. Even new construction can have issues such as uninsulated attics—an oversight that can lead to heat loss in winter months or an awkward snowless roof in summer. “If you notice that your home is the only one without snow on the roof during wintertime, it could indicate poor insulation,” he explained.

Brandon also emphasized the necessity of sewer line inspections. With older neighborhoods featuring dated plumbing materials like cast iron or Orangeburg pipes, issues like tree roots can cause significant problems. A sewer scope camera can help identify these issues before they become costly repairs.

Understanding Radon Risk

Another common concern in Idaho real estate is radon exposure. This naturally occurring gas can pose health risks, including an increased risk of lung cancer. Brandon noted that about 40% of homes tested in East Idaho show elevated radon levels. Fortunately, radon mitigation systems are available and can be permanently installed to create a safe living environment.
