The plan

A complete community in the Eagle foothills

Valnova is a master-planned community on about 6,000 acres of private land in the foothills north of Eagle, with public lands on its edges.

The land was annexed into the City of Eagle in 2007. A master development agreement with the city sets out how the community is built.

The land plan keeps more than half of Valnova as open space, well above the 20% the agreement requires.

Valnova is a Clyde Capital Group project. Clyde Capital Group is part of Clyde Companies.

Schools and services

Living in Valnova

West Ada School District

Schools Valnova homes are zoned for today:

Independence Elementary (new school opening fall 2026, next to Star Middle)
Star Middle
Eagle High School

The development agreement requires space for two elementary schools, one middle school and one high school inside Valnova.

HOA
$240 a month, billed monthly. Includes 1 Gb fiber internet from Lumen, Glencara Recreation Village access and common landscaping. Some lots in Muirhaven and Lindale pay $25 or $45 more a month for added services such as front yard landscaping.
Fire and police
Eagle Police, Eagle Fire Protection District and Middleton-Star Fire Protection District. Valnova is giving two one-acre sites for first responder buildings and $1 million toward fire protection.
Water and sewer
Valnova built its own sewer treatment plant and turned it over to the Eagle Sewer District. Treated water is reused for common landscaping.
Library
Valnova sponsors the Eagle Public Library's Family Place space and is looking at library services with the library.

Highway 16 overpass

A new Highway 16 overpass at Valnova Drive gives right-in, right-out access for both northbound and southbound drivers. Construction began in March 2026 and is expected to finish by the end of 2026, weather permitting.
