A significant expansion is on the horizon for a longstanding downtown McCall business. McCall Boat Works has unveiled preliminary plans for a multi-story addition to its existing Roosevelt Avenue location, aiming to blend new commercial space with residential condominiums.
The project, presented to the McCall Area Planning and Zoning Commission in a preliminary hearing, outlines the construction of a new structure reaching approximately 45 feet in height. The design would add roughly 9,000 square feet to the property at 1300 Roosevelt Ave., incorporating at least two new floors housing four residential units above the existing shop.
The proposal navigates the city’s zoning codes, which mandate a conditional use permit for structures exceeding 35 feet. However, an exemption allows buildings up to 50 feet without a permit if a quarter of the floor area is allocated to housing under the city’s local housing program, a condition this project is designed to meet.
Beyond housing, the expansion would create additional ground-floor commercial space. This new area could provide room for McCall Boat Works to grow its operations or could be leased to another enterprise, adding a new commercial element to the block.

A featured amenity in the current design is a rooftop patio equipped with a snow-melt system that would channel water into the city’s stormwater drainage network.
The project’s design draws inspiration from a previously approved, but unbuilt, hostel concept for a different downtown lot, aiming to bring a similar mixed-use vision to life.
McCall Boat Works is owned by local resident Don Hardy. The project will return to the commission for further review once formal plans are developed.
