Caldwell is getting Dominium’s first new-construction affordable housing project in Idaho.
On Sept. 3, 2026, Dominium announced it acquired land for Residences at Wilson Creek, a planned community of 251 affordable homes in Caldwell. The national affordable housing owner, developer, and manager called it its first new-build project in the state and a step into the Treasure Valley market.
When finished, Residences at Wilson Creek will offer a mix of two-, three-, and four-bedroom townhomes with modern amenities aimed at individuals and families who need quality housing at rents tied to Area Median Income. The project uses the Section 42 Low-Income Housing Tax Credit program, which keeps rents affordable over the long term in exchange for tax credits.
Dominium thanked development partners including Freddie Mac, Wells Fargo, RBC, the Idaho Housing and Finance Association, Winthrop & Weinstine, Todd & Associates, Layton Construction, NV5, Commercial Partners Title, U.S. Bank Trust Company, and Skinner Fawcett LLP.
The site sits on the north side of East Ustick Road near Lake Avenue in Caldwell, in an area already seeing steady residential growth. Local planning materials have also referred to the broader Wilson Creek multifamily plan as Homesteads at Wilson Creek, totaling 251 dwelling units with substantial open space.
