Idaho Ranked #13 for Highest Median Home Prices in 2024, Just Behind New York!

Boise, Idaho: In the year 2024, the landscape for purchasing a home in the United States is influenced by various factors such as demand in local markets, the availability of land, economic trends, and housing policies. The accompanying map illustrates the median sale prices of single-family homes across each U.S. state as of September 2024, based on data from ATTOM.

States with the Highest Home Sale Prices

As of August 2024, the average median home sale price for a single-family residence in the U.S. is approximately $385,000.

Leading the pack is Hawaii, where the median house price soars to around $852,000. This figure is more than double the national average, driven by limited land resources, stringent housing regulations, and a high demand for properties within the state’s appealing climate.

California ranks second with a median home price of $776,000. The state is known for some of the least affordable urban areas in the nation, such as Los Angeles and San Jose, where the price-to-income ratio exceeds 10.

Here are the rankings of median home prices in order from highest to lowest:

  2. California – $776,000
  3. District of Columbia – $659,072
  4. Massachusetts – $640,113
  5. Washington – $609,540
  6. Colorado – $561,205
  7. Utah – $530,041
  8. New Jersey – $523,500
  9. Oregon – $511,434
  10. New Hampshire – $500,429
  11. Rhode Island – $488,000
  12. New York – $476,000
  13. Idaho – $457,000

Idaho ranks right behind New York in terms of median home prices.

Idaho ranks #13 in the nation for highest median home prices, with a median of $457,000. This relatively moderate price reflects a balance of increasing demand, particularly around urban areas like Boise, and the state’s appeal characterized by outdoor lifestyle options and a family-friendly atmosphere. Idaho’s population growth, driven by an influx of new residents from more expensive states, continues to impact its housing market, making it a compelling destination for homebuyers seeking both affordability and quality of life.

As Idaho’s demand for housing continues to soar, there’s no reason we shouldn’t see communities like Valnova popping up to meet this urgent need. Valnova is Idaho’s most ambitious project to develop 7,000 homes, Valnova reflects both the increasing population and the desire for more expansive living options in the state.

Conversely, primarily rural states like West Virginia ($167,000), Mississippi ($184,000), and Arkansas ($191,000) boast significantly lower median home prices compared to urban areas like California ($776,000) and New York ($476,000). Although the median sale price for a single-family home across the U.S. stands at $385,000 as of August 2024, prices in various states can be dramatically higher.

In the two priciest states—Hawaii ($851,930) and California ($776,000)—home prices surpass double the national median.
