Meridian, Idaho Approves $1B Pine 43 Mixed-Use With Hotel and Public Plaza

Meridian, Idaho has approved Pine 43 — a roughly $1 billion urban mixed-use expansion near Pine Avenue and Locust Grove Road, positioned between downtown Meridian and The Village at Meridian.

Meridian City Council approved the project in October 2025 after Planning & Zoning review. Coverage from BoiseDev, KIVI, and the Idaho Statesman describes plans led by DRB Investments / DMB Companies with design by Erstad Architects.

What’s planned (subject to change)

  • More than 900 residences (luxury apartments and townhomes)
  • A roughly 160-room hotel with conference space
  • Class-A office, retail, and restaurants
  • A public plaza of about 41,000 square feet
  • Underground parking supporting the mixed-use core

Developers have described a phased buildout expected to start around 2027 and stretch roughly 10–12 years, with groundbreaking eyed within about 12–18 months of council approval. Exact phasing, tenant mix, and opening dates remain subject to financing, leasing, and construction schedules.

Pine 43 is meant to knit Meridian’s historic downtown core toward The Village with a denser, walkable mix of housing, hospitality, and public gathering space — a different product than large interchange retail elsewhere in the city.
