MERIDIAN — A new mixed-use project called Heritage Square is planned for downtown Meridian at the southeast corner of Main Street and Broadway Avenue, the former Union 93 site that sat half-built for years.
Developers Ahlquist and The Pacific Companies bought the property at an Ada County Sheriff’s auction after the earlier Union 93 effort went into foreclosure. Ahlquist plans about 120,000 square feet of office space and 32,000 square feet of retail. The Pacific Companies is bringing a multifamily piece with roughly 250 dwelling units. Plans also call for a hotel and a central community gathering space with a splash pad.
CEO Tommy Ahlquist said the corner had become a reminder of what never got finished — fenced off and unfinished in the heart of downtown Meridian. The team does not plan to stick to the original Union 93 designs; partially completed structures are expected to be torn down, restructured, or repurposed as the new project takes shape.
Groundbreaking is targeted for the first quarter of 2027, with construction likely wrapping around 2029. Ahlquist told the Idaho Press that tenants are in talks but none have been announced yet.
For people moving to Meridian or looking at downtown Treasure Valley living and work options, Heritage Square is one of the clearest signals that the Main & Broadway block is headed back toward an active office, retail, and housing hub rather than a stalled construction site.
