Beacon Light and Highway 16 Intersection Work Nears Completion at Valnova

Eagle, ID – Valnova reported that the majority of the Beacon Light Road and Highway 16 intersection improvement project is largely complete. The remaining work is applying thermoplastic line striping, scheduled during nighttime hours because the material needs warmer nighttime temperatures to adhere properly. Thermoplastic paint is a heat-applied road marking material chosen for high visibility, quick setting, and durability under traffic and weather. Valnova said it anticipated the final line painting would be completed by the end of May, marking full completion of the intersection project. The Beacon Light improvements are separate from the larger State Highway 16 overpass project at Valnova Drive, which began construction in March 2026 and is expected to finish by the end of 2026, weather permitting. Together, the projects are part of traffic mitigation and access work tied to Valnova’s build-out north of Eagle. Project Quick Facts:

What a CMA Actually Is

A Comparative Market Analysis is how a real estate agent identifies the value of your property. We look at recent sales near your home, ideally within about a mile, then compare those homes to yours with adjustments.

In a neighborhood, comps should come from that neighborhood when possible. In a more rural setting, we may need to go farther to find good matches. With inventory low for years, solid comps can be hard to find. The goal is at least three sold and closed homes. Pending or active listings are not the same as closed sales.

Best case, your agent also calls the listing agents to uncover concessions that are not obvious in the MLS. A $550,000 sale with a $10,000 seller credit toward closing costs means the real market value was closer to $540,000.

How Recent Should Comps Be?

I prefer closed sales from the last six months when possible, and I dislike using comps older than a year. What the market is doing now matters. COVID-era peak sales with three-percent rates are not great comps when rates sit in the sixes and the market feels different.

Why Your Agent Needs to See Your Home

Adjustments are why a walkthrough matters. If you just put $30,000 into a kitchen remodel, that belongs in the analysis. A desktop CMA without seeing your home is not going to be accurate. Condition, upgrades, maintenance issues, and the age of systems all change the number.

Improvements I commonly adjust for include new flooring, interior or exterior paint, countertops, updated bathrooms and kitchens, light fixtures, accent features, plus newer HVAC, siding, roof, or water heater when those notes show up on comps.

Hard Adjustments: View, Size, Privacy, and Layout

Some adjustments are harder than others. An incredible Lake Coeur d’Alene view is tough to match with a no-view sale across the street. Homes more than about 300 square feet larger or smaller also get tricky, because price-per-square-foot swings can get unreliable.

I also adjust for privacy, like whether a home backs to neighbors or to greenbelt and open space. And I prefer comparing one-level homes to one-level homes, and two-level homes to two-level homes. One-levels often carry a higher price per square foot. Below-grade basement square footage usually gets less value than above-grade space.

The Two Goals of a Strong CMA

First, identify a realistic price range, often within about a five-percent window, then talk through pricing strategy based on inventory and your motivation. Second, land on a price an appraiser can support. If recent sales support $700,000 but we list and get an offer at $850,000 with a financed buyer, appraisal trouble can force a renegotiation or a failed sale. Neither is fun for sellers.
