Meridian, Idaho Advances District at Ten Mile With First Target

Meridian, Idaho is advancing The District at Ten Mile — a roughly 222-acre mixed-use project at Interstate 84 and Ten Mile Road — with Meridian’s first Target as a Phase 2 anchor and a growing roster of restaurants, fitness, industrial space, and hotels.

Ahlquist Development, led by Tommy Ahlquist, is heading the project with partners Adler Industrial and McAlvain Companies. Raymond Management Company is developing the two hotels planned for the site, according to local coverage including This Is Boise, the Idaho Statesman, and Idaho Business Review.

Groundbreaking for the broader District took place in May 2026, with Phase 2 shovel work tied to the Target site. Vertical construction on Target was expected later (Ahlquist told the Idaho Statesman vertical work would follow site prep), with opening eyed for May 2027.

Meridian’s first Target

Plans call for a roughly 148,000-square-foot Target — Meridian’s first and among the largest footprints in the Treasure Valley. Store plans described in local coverage include dual entry, an in-store Starbucks, a CVS pharmacy area, and about 601 parking spaces. It is not a “Super Target”: Target dropped that brand (along with other non-standard labels) in 2015, BoiseDev reported.

  • Life Time athletic club (more than 100,000 sq ft)
  • Restaurants and retail named in coverage, including Panera, Taco Bell, Handel’s, Mo Bettah’s, Zao, and others as leasing continues
  • Two hotels (via Raymond Management)
  • Industrial buildings led by Adler Industrial (first-phase industrial space already under construction in Statesman / IBR reporting)

Phase timelines and tenant openings remain subject to construction and leasing schedules. Ahlquist and local media have pointed to a multi-year build-out, with Target and much of the Phase 2 retail aimed at a May 2027 window.

For people moving to Meridian or watching west Treasure Valley growth, The District at Ten Mile sits across Ten Mile Road from existing Ten Mile Crossing retail — one of the last large commercial bursts around the interchange.
