Ahlquist and Coeur d’Alene Tribe Plan Peregrine in Elmore County, Idaho

Peregrine Elmore County is a planned roughly 920-acre mixed-use project from Meridian-based developer Ahlquist and the Coeur d’Alene Tribe. The site sits in Elmore County, Idaho near the Simco Road interchange on Interstate 84, close to planned Mayfield housing and the future Sho-Pai Casino and Resort.

Partnership behind Peregrine Elmore County

Ahlquist and the Coeur d’Alene Tribe announced Peregrine as a future mixed-use development intended to push the eastern border of the Treasure Valley. In a joint release, the partners described the park as currently available for sale or lease.

The plan divides the roughly 920 acres into a 774-acre industrial and technology park and a 146-acre commercial park. Program notes in coverage also list industrial, commercial, service, retail and residential uses across the mixed-use site.

Ahlquist CEO Tommy Ahlquist said the firm is honored to partner with the Coeur d’Alene Tribe on a project of this magnitude. He said that as the eastern edge of the Treasure Valley continues to grow, Peregrine will play an important role in shaping the future of this corridor.

Chief Allan, chairman of the Coeur d’Alene Tribe, said a project of this size and ambition reflects the Tribe’s long-standing commitment to thoughtful, lasting economic development. He described the work as an opportunity to meet the needs of Idaho business owners while bringing new vitality to the area where the Tribe is helping the Shoshone-Paiute Tribes build their first resort and casino.

Simco Road and I-84 location in Elmore County

Peregrine Elmore County is located off Interstate 84 at the Simco Road interchange. Coverage places the mixed-use site in Elmore County in close proximity to both the Boise Airport and Micron’s Boise campus.

The labeled corridor rendering shows Peregrine Industrial Park and Peregrine Commercial Park along the I-84 growth corridor, with the Simco Road Exit 74 interchange as a key access point. That geography frames how the parks relate to planned residential communities and tribal development on the same corridor.

Partners have described the project as creating a “new eastern border of the Treasure Valley.” That framing ties the Elmore County site to continued residential and commercial growth moving east from the Boise metro area.

Mayfield housing and Sho-Pai Casino neighbors

The site at Simco Road will sit across from two planned residential communities in Mayfield, Idaho. Those Mayfield plans are expected to bring more than 10,000 homes to the area, according to the Coeur d’Alene Press report.

Peregrine will also sit close to the future Sho-Pai Resort and Casino. That resort project is similarly being developed in partnership with the Coeur d’Alene Tribe, the release said.

Together, the industrial and commercial parks, Mayfield residential plans and Sho-Pai resort create a concentrated corridor of announced growth around the Simco Road / I-84 interchange in Elmore County.

Boise Airport and Micron corridor context

The announcement arrives as Micron’s Boise campus, located about 12 minutes from the mixed-use site, has expanded significantly in recent years. Coverage notes Micron’s joint announcement with the Trump administration of a $200 billion expansion across the U.S., including $30 billion for Boise’s second memory fabrication plant.

Ahlquist said Micron’s investment in Idaho will drive transformational economic growth and create tremendous opportunities across the region, and that the firm is proud to provide a location that can support and accommodate that expansion.

The Boise Airport, about 15 minutes from Peregrine, has similarly grown alongside the Treasure Valley. Coverage states the airport is continuing work toward a more than $40 million concourse expansion featuring up to 10 additional gates.

Ahlquist has also advanced other large mixed-use work in the Treasure Valley, including Boise’s 4th and Idaho development and Meridian’s The District at Ten Mile. Those projects are separate from Peregrine but illustrate the developer’s recent mixed-use portfolio in the region.
